Although the terms are sometimes used interchangeably, they describe two completely different types of construction, and understanding the distinction is key to making a confident homebuying decision.

At Rochester Homes, we build true modular homes, designed and constructed to meet the same local and state building codes as any site-built home. That is a big difference from manufactured or mobile homes, which follow an entirely different set of standards.

Modular homes are built in sections, or “modules,” inside a climate-controlled facility. Each module is constructed with precision framing, quality materials, and skilled craftsmanship, then transported to your home site and assembled on a permanent foundation. Most importantly, modular homes must meet the same building codes as traditional site-built homes. They are inspected at multiple stages, both in the factory and on-site, to ensure strength, safety, and long-term durability.

Manufactured homes (often called mobile homes) are built under the HUD Code, the federal standard for transportable housing, not local building codes. They are typically built on a steel chassis, can be moved after installation, and depreciate in value over time.
