Warranty Terms for Rochester Homes

1-Year Warranty

  • Coverage begins 90 days after the home leaves production or 30 days after it is set on its foundation, whichever is first.
  • Rochester Homes will repair or replace defective parts due to material or workmanship issues at no cost.
  • Substitute parts may be used if necessary due to design/product changes.
  • This warranty is for the first retail purchaser/occupant from an authorized builder.

10-Year Warranty

  • Coverage begins 90 days after the home leaves production or 30 days after it is set on its foundation, whichever is first.
  • Covers structural defects in floor trusses, framing components, and roof rafters.
  • This warranty is for structural failures only.

What Is Not Covered

  • Separate warranties cover the furnace, water heater, HVAC components, appliances, doors, windows, lights, fans, faucets, smoke detectors, range hoods, cabinets, and carpets.
  • Excludes foundations, concrete work, site work, and alterations not built by Rochester Homes.
  • Damage from misuse, improper maintenance or repairs, site preparation issues, and acts of God (e.g., winds, floods, high humidity).
  • Normal wear, paint and stain variations, and natural wood grain variations.

How To Obtain Service

  1. Step 1: Contact your builder, as they are responsible for coordinating service.
  2. Step 2: If unresolved, write to service@rochesterhomesinc.com or Rochester Homes, Inc., Attn: Service Department, P.O. Box 587 Rochester, Indiana 46975. 

Conditions And Legal Remedies

  • No liability for incidental or consequential damages like special use of property, transportation, lodging, loss of home use, inconvenience, or income loss.
  • Disputes will be settled by binding arbitration through the American Arbitration Association in the state where the home is located.
  • Arbitration must be initiated within one year after the warranty expires.

The 10-Year Warranty begins 90 days after your home leaves production or 30 days after it is set on its foundation, whichever comes first. It covers structural defects in floor trusses, framing components, and roof rafters, but is limited to structural failures only.

What Is Not Covered

This warranty does not cover the following:
