10 Step Process to Buying and Building a Modular Home

Step 1


Connect with a local Rochester Homes Modular Independent Authorized Home Builder

Rochester Homes works with a network of local independent builders throughout the Midwest who have been approved to build in a specified area. The Rochester Homes’ builder will work through preliminary budgets with you and discuss the modular home construction process. Find a builder in your area.

Step 2


Finding a home site

If you don’t already have a home site, your builder may have property or can connect you with a real estate professional who can assist you in securing a building lot.

Step 3


Home Financing

Rochester Homes’ customers can choose a local financing source or your builder can recommend other lenders that are familiar with the Rochester Homes’ product. Get pre-approved so that you will know what you can afford.

Step 4


Designing your home

You may begin with a standard home plan design or modify it according to your needs. Another alternative is that you can bring an existing plan to your builder. He or she can review it to see if it can work be modified to fit within the parameters of modular construction. Step 5


Completing the order

After your final floor plan design is completed,  your builder will order your house from Rochester Homes. Our Engineering Department will draw the plans that are necessary for the building permits while you are finalize your financing and select your choices for countertops, bathroom fixtures, cabinet styles and exterior colors.

Step 6


Building of your new home in the production facility

At this point, your building permit process should be complete. Work on the foundation of your home is beginning. In about a week, your home is constructed in our state-of-art production facility and prepared for shipment to your home site. Learn about our plant tours.

Step 7


Home delivery and setting

In sections, your new home is transported to your property. Assisted by a crane, your builder’s set crew will lift and place each module on your home’s foundation where it is permanently secured. At the end of one day, your home is weather-tight and ready to be completed by your builder.

Step 8


Finishing the home

Although at this point, your home can be up to 80% complete, the finishing process entails an assortment of tasks based on the complexity of your home. Utilities must be connected, including well/septic, electrical, plumbing and heating and air. Porches, decks, patios, walkways and garages are completed, as well as installing some exterior siding. Inside floor coverings are installed. Paint and drywall touch-up and minor carpentry are completed.

Final home inspection and walk-thrOUGH

After all the on-site work has been completed, a final inspection will be conducted by your localities building department. This is done to ensure compliance of all state and local building codes and practices. A certificate of occupancy is then issued.  

Step 10


Warranty

Now you are able to move into your new home. You can have peace of mind knowing that your home has a full one-year warranty on workmanship supplied by Rochester Homes, as well as a 10-year structural warranty.
