HOW MUCH DOES A ROCHESTER HOME COST?
Rochester Homes (RHI) does not sell homes directly, which is why we do not provide a price. The cost of your new home depends on a variety of factors, such as the floor plan, customization options, garage choice, foundation style, and location. The best way to get an accurate estimate is to connect with an independent, authorized Local General Contractor (LGC) in your area. The LGC will manage your entire project, including design, ordering, assembly, and completion of your home.
While our homes are competitively priced, the final cost can vary based on your specific choices. We use high-quality materials and construction methods that often exceed standard on-site construction, offering great value for the price — often with an average cost saving of 15% compared to other options.

WHY DO I HAVE TO WORK WITH A LOCAL GENERAL CONTRACTOR?
Our Local General Contractors (LGCs) are experts in modular home construction and are authorized to manage every aspect of the building process. They oversee the entire project, from preparing the site and installing the modules to completing the home and ensuring it meets all codes and quality standards.
You will enter into a contract with your LGC. Think of Rochester Homes as the manufacturer of your home’s components, while your LGC is responsible for assembling the pieces on-site, including the foundation, garages, porches, and finishing details.
IS THERE AN AUTHORIZED LOCAL GENERAL CONTRACTOR IN MY AREA?

WHAT IS THE DIFFERENCE BETWEEN SITE-BUILT AND MODULAR HOMES?
Both modular and site-built homes adhere to the same residential building codes. The main difference is that modular homes, like those built by Rochester Homes, are constructed in controlled environments before being transported to your property for assembly. This process allows for greater precision, quality control, and efficiency. Site-built homes, on the other hand, are constructed entirely on-site.

CAN I USE MY OWN FLOOR PLAN?
It is possible! We can adapt your custom floor plans for modular construction or work with you to modify one of our existing plans to suit your needs. Your LGC can help guide you through the options.
CAN I DO SOME OF THE WORK MYSELF?
This depends on the LGC you work with. Some allow homeowners to contribute to the construction process, but this is a decision made on a case-by-case basis. It is best to discuss this directly with your local general contractor. -bank want a building license to be the project planner (LGC).
HOW LONG WILL IT TAKE TO MOVE INTO MY NEW HOME?
Every home is different, but generally, a modular home's site work takes between 60 to 180 days after the modules arrive. Your contractor will provide a more specific timeline based on your home’s design and location.
IS THERE A MODEL CLOSE TO ME?
To find a model home near you, fill out our contact form and we will connect you with a general contractor in your area. We also invite you to visit our facility in Northern Indiana, where you can tour three on-site models: an entry-level affordable ranch, a mid-level custom ranch, and higher-end Cape Cod model.
WHAT ARE THE TIMES FOR PLANT TOURS?
Plant tours are every Saturday at 10 a.m. EST (except on holiday weekends). Please arrive at least 30 minutes early to explore our model homes. Tour options include an entry-level ranch, a multi-level custom ranch, and a Cape Cod model. They get a chance to walk through the facility to see homes at every stage of construction.
DO YOUR HOMES COME WITH A WARRANTY?
Yes, all Rochester Homes come with a 1-year, workmanship warranty and a 10-year structural warranty. Certain components, such as cabinets and windows, are covered by separate manufacturer warranties.
